FirstService Williams New Jersey represented the landlord, while John Kuhn, of Grubb & Ellis, represented AMCS in the lease transaction. According to industry experts, the asking rate for the building is $24.75. A leading global supplier of industrial gas and process plants, technology and engineering services AMCS will occupy the space in December.

The three-story Bedminster One is a 162,000-square-foot, class A office building in the final stages of a major capital improvement program, including renovations to all of the common areas and bathrooms, the main lobby, the men's and women's locker/shower facilities in the fitness center and an expanded café and seating area. The building also includes covered parking, on site security guard/desk at the main entrance and tenant storage space.

The new lease with AMCS follows GAIN Capital's 45,000-square-foot pick up earlier this month. The building is now more than 80% occupied, up from 30% in 2008, when FSW took over as the leasing agent. The firm has arranged almost 100,000 square feet of leases in the building this year, and with ongoing interest, anticipates exceeding 90% occupancy by the end of 2009.

"AMCS is another global firm to lease space at Bedminster One, pointing to its status as a premier office destination in the area," says Jamie Drummond, managing director at FSW.

Located at 135 Routes 202/206 at the crossroads of Routes 78 and 287 in Somerset County, other Bedminster One tenants include Beacon Health Care, Ethicon, Symyx Technologies, HCL America, Associated Life Brokerage, ING, Sky Net Satellite Corporation and Jameson Eaton & Wood Inc.
