Vincent LaManna of the Long Island office of CB Richard Ellis and Jeffrey Lichtenberg of Fountainhead Enterprises represented Nathan's. Adam E. Rochlin of the Rochlin Organization acted on behalf of the ownership, One-Two Jericho Plaza Owner, LLC, a subsidiary of Onyx Equities LLC.

"The timing of Nathan's lease expiration provided them the opportunity to significantly trade up their headquarters location to one of the premier office complexes on Long Island at a rate they would not have been able to otherwise achieve," LaManna says in a release. Terms were not disclosed; however, an SEC filing dated Sept. 11 reports that Nathan's will receive an abatement of base rent, in the low $40s per square foot, for the first year and two months of the last year of the initial 10-year term. "The rent for any renewal period shall be based on the then-fair market rent," according to the SEC document.

Nathan's Famous, which operates 284 franchises and five company-owned restaurants and also distributes its products through food-service sales programs and retail licensing activities, is currently headquartered at 1400 Old Country Rd. in Westbury. Its lease on the new space begins in January 2010.

Onyx Equities acquired the two-building, 640,000-square-foot Jericho Plaza in 2007. Current tenants include Morgan Stanley, Bank of New York Mellon, IBM, Georgia Pacific, State Bank of Long Island, Deloitte and Travelers.
