IDC will be residing in all four stories of 5 Speen St., totaling 87, 406 square feet, while picking up two floor in 3 Speen, which will come to 39,807 square feet. The IDC lease will take up 50% of 3 Speen, which totals 74,600 square feet over four stories. Richards Barry Joyce & Partners, who repped IDC would not disclose the lease length or terms, but noted that the average asking rate for class A space in that submarket is $22.19 per square foot.

IDG will also stay put, keeping its 15,451 square feet in 699 Boylston St. on the 15 floor and penthouse. The post-modern structure, One Exeter Plaza resides in the Back Bay section of Boston and boasts 211,000 square feet. Jones Lang LaSalle repped the owner, Lawrence Ruben Company, Inc., but would not reveal terms and length of the lease. RBJ says that the average asking rate in Back Bay, for class A space, is $50.13 per square foot.
