Terms of the deal were not disclosed; asking rents are reportedly in the high $20s per square foot. In a release, Steven Kaufman, president of building owners the Kaufman Organization, says the property's "traditional Manhattan loft space is ideal for the needs of a lighting design company." Kaufman represented the landlord, while Marc O. Ellman of Ellman Realty Advisors represented the tenant.

Fisher Marantz Stone's clients in recent years have included Radio City Music Hall, Boston Public Library, Gucci Fifth Avenue, JetBlue Airways Terminal 5 and Marketplace at JFK International Airport, Bank of China Tower in Hong Kong and the World Trade Center Memorial's Tribute in Light. Built in 1901, the 11-story 22 W. 19th encompasses 185,000 square feet. Its other key tenants include Foxfowle Architects, Crunch Fitness and Office Furniture Heaven.

The Kaufman Organization has signed a number of other leasing deals at its properties over the course of November. Last week, the company announced six renewals totaling 14,563 square feet at 450 Seventh Ave., also known as the Nelson Tower.

Largest of the deals at 450 Seventh was a 10-year renewal for 5,000 square feet by the Catholic League of New York, followed by a six-year, 3,471-square-foot renewal from law firm Ross, Legan, Rosenberg, Zelen & Flaks; a three-year renewal for 1,701 square feet by clothing manufacturer Richie Taylor; a three-year renewal by longtime tenant Henry Hanger Co. of America for 1,536 square feet; and a five-year renewal for 1,410 square feet by accounting firm Newman & Cohen. At 240 W. 37th St., the Kaufman Organization signed private label manufacturer Design for All to seven years and 7,500 square feet.
