Perry Mesmer, who represented the building owners 902 Assocs. along with his FirstService Williams colleagues Marty Meyer and Seth Hecht, says in a release that the tenant opted for 902 Broadway "because of its prime location, quality of the building and the unique shape of the space." The footwear maker will occupy the entire third floor when the build-out is complete in early 2010. Paul Ippolito of Newmark Night Frank represented Deer Stags.

Located between West 20th and West 21st streets in Manhattan's Flatiron District, the 20-story 902 Broadway was built in 1913. Existing tenants in the 330,000-square-foot office building include interior design firm MKDA, Roadrunner Records, Bayard Advertising, Phipps Houses Services, Della Femina Rothschild Jeary and H3 Hardy Collaboration Architecture.

A few blocks farther uptown, FSW last week arranged a five-year, 8,500-square-foot sublease on behalf of Perkins Eastman Architects at 1140 Broadway. Perkins Eastman sublet the entire 14th floor to Creative Realities Inc., a technology company serving the retail, hospitality and entertainment industries.

An FSW team of Ted Rotante, Michael Joseph and Michael Leary represented Perkins Eastman. Fairfield, NJ-based Creative Realities was looking for space to accommodate its expansion into the New York City market.

"Perkins Eastman had some excess space and chose a short-term sublease with a growing firm to address the obligation," Rotante says in a release. Creative Realities plans to take possession in early 2010 after a minor build-out is completed, the release states.
