The 23-acre development is the much anticipated culmination of planning for undeveloped acreage by the Harbor between the Fan Pier and Fort Point neighborhoods. The gargantuan mixed-use project will be 6.5 million square feet, but some of the specifics of its structure have changed with the new plan submission.
The buildings will number 23, a jump from the originally intended 19 structures. Some of the larger buildings will be turned into groups of smaller buildings. This also helps in reducing the heights of some of the buildings, which will allow the development to meld harmoniously with the surrounding structures. These buildings are abutting industrial warehouses on the Fort Point side, at the intersection of Seaport Boulevard and Boston Wharf Road.
Some of the office space is being moved from two buildings on Northern Avenue and changed to retail/residential space to match a nearby development. Meanwhile the entertainment complex is moving to Northern Avenue from its previous spot on Seport Boulevard. The old spot will be filled in with office/retail space.
"Relatively minor changes were made because Seaport Square will now work even better in the context of the emerging waterfront and with our abutters," say a statement from the developers. The development team is comprised by locally based Gale International, Morgan Stanley and W/S Associates.
