2040 Main Tower Garners LEED Gold

IRVINE, CA-The 14-story, 307,559-square-foot office tower becomes the sixth LEED Gold certified building in Orange County and the 31st in California.

IRVINE, CA-The 14-story, 307,559-square-foot 2040 Main St. office tower has earned LEED Gold certification, becoming the sixth LEED Gold certified building in Orange County and the 31st in California. Transwestern’s Orange County office, which is the property manager for the project, notes that the office tower has been an Energy Star certified building for the past five years under Transwestern’s management.

The building is owned by 2040 Main LLC and was built in 2000. It is 97% leased, with the law firm of Knobbe, Martens, Olson & Bear LLP as the anchor tenant. Transwestern’s Lori Negrete, property manager for 2040 Main, notes that LEED certification is becoming increasingly important for commercial buildings, not only for environmental reasons but also because property owners are finding that LEED certification “provides a market advantage as more companies today are requiring green leases and sustainable practices Transwestern implemented a number of operational performance upgrades on the building after taking over its management.
