According to Mayzlin, the buyer selected the Union property for its central location, with close proximity to the New Jersey Turnpike, Route 78, Goethals Bridge and tunnels to New York City.

The seller provided acquisition financing at reasonable terms, which along with Plex's creditworthiness, helped close the deal within 30 days of the buyer first viewing the property.

In addition to handling brokerage and management services, the 105-year-old Kalmon Dolgin has acquired $300 million of its own real estate assets within the past year alone, primarily industrial and medical/office properties.
