Completed in 1980, Orchard Heights, formerly known as the Meadowland Apartments, includes 163 one-bedroom and 184 two-bedroom units that range from 579 to 966 square feet and average 770 square feet. Rents range from $785 to $1,100 and average $922 at the complex, which consists of 18 one- and two-story buildings and is situated on a site of nearly 16.3 acres. Common area amenities include a fitness center, a basketball court, a playground, two swimming pools and a spa, laundry facilities and parking for 455 vehicles.

The Orchard Heights complex is part of $800 million in assets under management by Macbeth throughout Southern California. The Carlsbad-based company, which was founded in 1986, has managed 20,000 units and $200 million in renovations since then. In addition to apartment management it provides a comprehensive range of services for apartment owners―including contracting, renovation and consulting services―and has served as construction manager for major condominium conversion projects such as the 1,279-unit Metropolitan in Woodland Hills and the 280-unit Pacific Breeze in Oceanside.
