"These parcels call to attention the opportunities that available land provide to owner-occupiers or landlords," Schorr tells GlobeSt.com. "These tracts are flexible in their uses, are highly visible. NAI Hanson has been able to acquire and turn around several large tracts of land at affordable rates in New Jersey and Pennsylvania," he continues. Earlier this year, in fact, the firm was tapped to sell 360 acres in Sussex County.
In this most recent deal, the 5.3-acre plot at the corner of Easton Avenue and Farmersville Road in Bethlehem is zoned for commercial use and is located across the street from a municipal building. The property offers access to sewage and water systems and can be divided for mixed-use. Environmental work on the first two phases is complete.
The 2.07-acre parcel at 4098 Bath Pike in Hanover consists of an 1870s brick barn and two other buildings, all of which have been zoned for commercial use. Opposite Wegmans grocery store on Route 512, near Interstates 78 and 476, the space has full sewage and water systems.
The 53-acre farm at 2-10 Hickory Run Rd. in Lebanon features a small residence, a great deal of wooded land and 15 acres of open space, allowing customized building placement. The buyer can also subdivide the land into three lots, pending approval from the Highlands Water Protection and Planning Council. The property overlooks the Raritan River and sits near the Spruce Run Reservoir, which offers access to swimming, boating and fishing.
"Each of these parcels of land presents a very unique opportunity for an owner or landlord looking to take advantage of the current buyer's market," notes Schorr. "Both Pennsylvania spaces are great commercial locations with a potential to be used to either start a successful business or expand a current one. The farm in Lebanon is simply in an ideal location that offers plenty of flexibility."
