In a release, Bill Rudin, president of Rudin Management Co., the operating arm of the Rudin Family holdings, says his company is "delighted that over the years so many of our quality sub-tenants, such as Choice Logistics, ultimately sign on as direct tenants." Choice Logistics had originally signed on at 1 Whitehall with a sublease in 2007.
As another recent case in point, the New York Post reported earlier this month that Align Communications, previously a subtenant at Rudin's 55 Broad St., also Downtown, signed a full-floor direct lease of 24,707 square feet. The Post also reported that like Choice Logistics, 55 Broad tenant RCN NY Communications similarly upsized its space from 20,000 square feet to 44,707.
On the Choice Logistics deal, Tom Keating, SVP and director of commercial leasing at Rudin Management, represented the building ownership. A CB Richard Ellis team of SVP David Hollander and first VP Gregory Kraut represented Choice Logistics. Rudin Management serves as leasing and managing agent for 1 Whitehall. Financial terms were not disclosed; asking rents for neighboring properties in the area are in the low- to high-$30s per square foot.
The 300,000-square-foot 1 Whitehall is also known as the Topps Co. Building, after the baseball card manufacturer that relocated there from Brooklyn in 1994. Other major tenants include SourceMedia and law firm Callan Koster Brady & Brennan. Choice Logistics provides logistics services for companies in the data networking, data storage, medical, point-of-sale and telecommunications industries.
