The 208,244-square-foot and 139,120-square-foot buildings delivered in 2009. In August, BAE Systems signed a lease to fully occupy the smaller of the two office buildings at 520 Gaither Rd., with a move in date scheduled for April 2010.
Sustainable features include water consumption for landscaping and indoor plumbing processes that are projected to save more than one million gallons a year; an advanced thermal envelope; high efficiency glazing; occupancy sensors; an efficient heating, ventilation and air conditioning system; and bicycle storage, changing rooms and preferred parking for fuel-efficient and carpooling vehicles.
According to president Robert Cohen, the utility efficiencies will translate into lower operating expenses compared to other buildings in the area.
Other Gold LEED certified buildings in Rockville include 2000 Tower Oaks Blvd. Also, JBG Cos.' mixed-use project Twinbrook Station was certified Gold under LEED's Neighborhood Development plan.
