Horizon's 15-year deal at the one-million-square-foot Hudson Square office property, formerly known as 75 Varick St., covers three contiguous floors with an option to expand in the future. Asking rents in the Hudson Square submarket range from the mid $30s to low $40s per square foot.
"This is a very exciting move for us and one that will empower our growth initiative as we move forward," Bill Koenigsberg, CEO, president and founder of Horizon Media, says in a release. "This new headquarters will bring all of our New York staff together under one roof in the fall of this year in an innovative and collaborative environment that will increase productivity and spark creative energy." Horizon EVP Eileen Benwitt adds, "We are customizing our headquarters to redefine a new office culture that will ignite our collaborative and innovative spirit."
C&W brokers Andrew Peretz and Robert Constable and managing director Marc Packman represented Trinity. Horizon's representation was provided by NKF's Moshe Sukenik, EVP and principal; Chris Mongeluzo, executive managing director; and Brian Cohen, associate. "Our first assignment for Horizon Media was 25,000 square feet and now it is five times the size," Sukenik says in a release. "We appreciate being a part of the Horizon Media team for over 15 years." Other tenants at One Hudson include Adelphi University, Getty Images and Vault.com.
