"There are tremendous investment opportunities available today for people to capitalize on the meltdown of the real estate market," says WJREIA president Ulka Rodgers, a Readington resident and real estate investor with Leveraged Fractional Ownership LLC. "The mission of WJREIA is to bring people together who are interested in learning more about real estate investing. There are many statewide organizations that fill a similar role, and we are active in several, but the goal of WJREIA is really to learn from and network with our neighbors and nearby colleagues."

WJREIA participants attend monthly meetings focused on a wide range of issues connected to real estate investing as well as special seminars, panel discussions and networking activities. Participants are not required to attend every event or pay a membership fee, but a $10 room fee is charged per person for each meeting attended.

Lebanon resident Richard Anderson of Leveraged Fractional Ownership and Clinton resident Tom Bucsku of Letter Perfect Homes help Rodgers manage the group. According to Anderson, WJREIA's first chapter in Clinton has grown to over 100 registered members and the group decided to launch a Somerset chapter to accommodate people from eastern parts of the state who have expressed an interest in the organization.

"There are many people who are interested in investing because the market downturn has created an unprecedented opportunity in New Jersey real estate," says Anderson, a longtime real estate investor and contractor. "People want to take advantage of the fact that prices have dropped dramatically, but they don't necessarily want the responsibility of managing all the details connected with property ownership. Some people may also not have the resources to invest in property on their own, but WJREIA can connect them with potential partners or other investment options that still allow them to capitalize on the market."

Bucsku notes that there are some participants in the group who are the complete opposite--and do in fact want to get started as an individual property owner and investor.

"If I can help someone get started on a career of their own in real estate investing, I am more than happy to do so because I am an educator by nature," Bucsku tells GlobeSt.com. "I don't feel like I am helping a competitor, but rather I am developing a colleague who could one day pass on an investment opportunity to me because it may not be a perfect fit for them."
