NAI Hanson managing director of corporate services Scott Perkins represented the tenant, Hill-Rom Co., while Rick Sidlovsky of Garden State Realty represented the landlord, Tulfra Realty Company, LLC.

"This challenging real estate market does have its benefits, as it offers tenants like mine the opportunity to be selective with their choices and find properties within their budgets," Perkins tells GlobeSt.com.

Hill-Rom, a supplier of medical beds, stretchers and other medical supplies, is relocating from Montville to be closer to its hospital clients. Passaic County houses about nine hospitals and almost 30 long-term care and assisted-living centers. According to NAI Hanson, the tenant was attracted by the landlord's reputation for renovating older industrial buildings and by the property's convenient location. Its amenities include multi-tailboard loading, 13-to-30-foot ceilings and ample parking, along with city water, sewer and gas utilities.

"Industrial market activity has increased during the last few months, which illustrates that tenants are identifying opportunities and seizing them," says Perkins.
