Tampa, FL

Wal-Mart Stores Inc. has paid $12.7 million for an improved parcel to build a Sam's Club warehouse store that will anchor the 300,000-square-foot Riverview Bell Plaza shopping center. DeBartolo Development LLC has owned the 53-acre site at US 301 and Big Bend Road in eastern Hillsborough County for more than three years.

Franklin Street Real Estate Services has completed a note sale for two multifamily properties in northeast Tampa, the 89-unit Regency Palms Apartments and the 61-unit Oasis Apartments, to a private partnership. The notes had an original face value of $6.2 million in late 2006. Darron Kattan, Bob Goldfinger and Kevin Kelleher, partners in Franklin Street, represented both sides of the deal.

Kissimmee, FL

Pleasant Hill Commons, a 70,642-square-foot shopping center, has been sold for $12.4 million ($175 per square foot) to Oak Brook, IL-based Inland Diversified Real Estate Trust Inc. Dan Baker and Cliff Taylor of CB Richard Ellis marketed the property for its developer, Orlando-based MCP Retail LLC. The center opened in 2008 and is anchored by a Publix supermarket.

Pembroke Pines, FL

United Commercial Realty has signed Dick's Sporting Goods to a 55,460-square-foot lease at Pembroke Crossing shopping center, in space formerly occupied by Linens 'n Things. Michael Nagy and Glenda Foster of UCR Asset Services represented the landlord, Prudential Insurance. Donald Lyon and Jim Petraca of Great Street Realty Partners represented the tenant.
