LEED is the nationally recognized benchmark for the design, construction and operation of high-performance green buildings. Certification for existing buildings helps building owners and operators maximize operational efficiency while minimizing environmental impact, addressing whole-building cleaning and maintenance issues, including chemical, water and energy use, exterior maintenance programs and systems upgrades.
"The distinction of this property being the only office building in MetroPark to achieve LEED Silver certification provides it with a significant advantage in the marketplace, in that it is now able to meet the environmental efficiency requirements of today's tenants," says Kevin Carton, vice president at Jones Lang LaSalle, and leasing agent for the property. "The changes made at Metroview have improved air quality and reduced water and energy use, while providing a more productive work environment for building tenants, who have been very receptive to new protocols."
At Metroview, LaSalle Investment Management was able to reduce overall energy usage by sub-metering tenant spaces, shutting off non-essential lights during the nights and weekends and replacing mercury-powered lights in outside parking structures with more environmentally friendly bulbs. LaSalle also installed low-flow water fixtures throughout the building's bathrooms and kitchens.
With the help of the onsite property management performed by Kwartler Associates, Metroview now employs a green cleaning program that uses no harsh chemicals. Tenants have also been taking part in a recycling program that separates paper, metals and plastic at the building.
While the initial investment for refurbishing the building to achieve Silver certification was considerable, the cost savings to the tenants will be noticeable immediately in the form of reduced energy bills.
"Today's leading corporations demand green space. We field questions about LEED certification and Energy Star ratings from at least four out of five tours at the building," Carton says. The building is located near the MetroPark train station in Edison. The property has suites ranging in size from 2,500 square feet to 51,000 square feet available for lease.
