Jamie Drummond, senior managing director with FSW--soon to be Colliers International--represented the owner on all three transactions, including Variable Annuity Life Insurance Co.'s 6,302-square-foot lease. Jeremy Neuer of Cushman & Wakefield represented the tenant. Nautilus Neurosciences, Inc. also signed a 3,439-square-foot lease, with Chris Hovanec and Tadd Wisinski of UGL Equis representing the tenant. And Trammell Crow Residential picked up 2,575 square feet. NIA Dileo Bram's Rob Dileo represented the tenant. All three tenants will move into the building during the second quarter of 2010.

"The fact that the building is now 90% leased speaks for itself," Drummond tells GlobeSt.com. While he declined to disclose the rental rates, Somerset County rental rates are running around $24.59, according to Cushman & Wakefield figures.

Located at 135 Routes 202/206, at the crossroads of Routes 78 and 287, the building is in the final stages of a major capital improvement program, including renovations to all of the common areas and bathrooms, the main lobby, the men's and women's locker/shower facilities in the fitness center and an expanded café and seating area.

The building also includes covered parking, on-site security guard/desk at the main entrance and tenant storage space. Other tenants include Gain Capital, Beacon Health Care, AMCS, HCL America, Symyx, Associated Life, Jamison Eaton & Wood, ING, SkyNet, ING and Somnus.
