Marc Trevisan, David Sherman, David DeMatteis and Dan Johnsen of Cushman & Wakefield's East Rutherford office are heading the assignment.

The landmark blue glass building, which sits at the junction of Route 3 and the Garden State Parkway, is available in its entirety for single- or multi-tenant use. Two upper stories feature nearly 95,000-square-foot floor plates with 22-foot clear ceilings. A lower level houses a full-service cafeteria, fitness center with locker rooms, conference facilities and storage.

"The opportunity to lease at 1255 Broad St. already is stirring up significant interest," Johnsen tells GlobeSt.com. "This is an institutionally owned and well-maintained property with high visibility in one of New Jersey's established commercial hubs."

Johnsen also notes that the building layout features three pods, each including its own lobby entrance. This design easily divides into 20,000-square-foot floor plates with four walls of floor-to-ceiling glass. Along with newly updated common areas, the office includes multiple fiber providers, redundant electric with an onsite generator, parking with an executive garage and mass transit access.
