Metropolitan Greenville is the first industrial community near Charleston, says Reeves. The actual warehouse is in Duncan, South Carolina, just outside of Greenville, which is roughly 200 miles from the port of Charleston, and close to I-95, I-85 and I-26, which are pluses, says Reeves.

In addition to logistics considerations, ResMed likes the fact that Spartanburg County will be offering tax credits once the company creates a certain number of jobs, says Constance Bienfait, director of investor relations at ResMed.

ResMed, which makes equipment for respiratory disorders, with a focus on sleep disordered breathing, chose its new distribution site in the Spartangreen industrial park between Spartanburg and Greenville. The 473,398-square foot warehouse was formerly occupied by BMG Direct Marketing, Inc. Although BMG Direct left in February, it bought out its lease, which was to run through March 31, 2011, because it no longer needed the space. The company had occupied the whole building, so even when ResMed moves in, the property, owned by Piedmont Office Realty Trust, Inc., based in metro Atlanta, will be about 37% occupied.

Reeves says that the ResMed deal took three years to complete. Meanwhile, the company has been housed in temporary space in two buildings in the Greenville area, one with 100,000 square feet and the other with 60,000 square feet. About a year ago, after ResMed had taken up residence in temporary space, the company decided that, in its permanent facility, it needed space for an assembly operation as well as a warehouse.

The five-year lease for the permanent space at 110 Hidden Lake Circle, as the building is known, was signed February 1, 2010. In addition to the distribution warehouse in Duncan, ResMed has a facility in San Diego which serves the western half of the US.

The Piedmont Office Realty Trust has two buildings in Spartangreen, the 473,398-square foot building which ResMed will occupy, built in 1987 and expanded in 1996, and the 112 Hidden Lake building, with 313,380-square feet, built in 1987. The Piedmont Office Realty Trust owns 54.26 acres in the park.
