Bottle Cap Manufacturer Leases 86,000 SF in Orlando

ORLANDO-The Pelliconi Group of Bologna, Italy signs a seven-year lease in Duke Realty Corp.'s Parksouth distribution center.

ORLANDO-The Pelliconi Group of Bologna, Italy signed a seven-year lease for an 86,000-square-foot warehouse/manufacturing building in Indianapolis-based Duke Realty Corporation’s Parksouth distribution center in south Orlando. The nine-year-old building is one of eight in the 995,000 square foot park, which is built out. The facility will be Pelliconi’s first in North America.

The Pelliconi Group, which makes bottle caps, crowns and closures for the bottling industry all over the world, will make caps at the Orlando facility for various Nestle Waters brands, including Zephyr Hills and Deer Park, says Robert Blackwell, principal with Orlando-based NAI Realvest, who represented Pelliconi in the deal.

Although Tim Perry, senior leasing and development representative for Duke Realty in Orlando, declined to say what rental rate Pelliconi is paying, he says that rents, in general, in the Orlando industrial market have dropped 25% to 30% since 2007.
