According to Shannon, the market did turn in 3Q '09, and the formation of capital in the fourth quarter of 2009 and the first quarter of 2010 has been impressive. "There is far more capital than product, and I think that will lead into asset appreciation and fierce bidding wars..."
The fundamentals are still challenged in most markets, he said, but noted that there is too much capital out there for a double dip. "I envision a slow unraveling with some of the special servicer assets and some of the bank assets. It's not going to be a tsunami, it's going to be more of a paced disposition program," he said.
