San Diego

Phamatech Inc., a worldwide provider of rapid medical diagnostic devices for home healthcare and clinical settings, has signed a five-year, $2.2-million lease renewal for 48,880 square feet of industrial space at 10151 Barnes Canyon Rd. in San Diego. The lessee was represented by CB Richard Ellis Inc. The lessor, GBB LLC, was represented by Cushman & Wakefield Inc. The company has been located in the building since 2003 and utilizes the space for manufacturing.

Los Angeles

Madison Partners has arranged a 10-year approximately $2-million new lease on behalf of the Girl Scouts of Greater Los Angeles, for 8,644 square feet, located in Warner Center Corporate Park at 20931 Burbank Blvd. in Woodland Hills. Madison Partners also represented the landlord, Equity Office Properties, in the transaction.

Orange County

Unipex LLC purchased a 22,369-square-foot industrial building, located at 17335 Daimler St., in Irvine, from RG & RD Properties LLC for $2.1 million. Grubb & Ellis Co. represented the buyer and the seller in the transaction.

Jayco Capital Group subleased 10,949 square feet of office space for 32 months at 4675 MacArthur Court, from W. B. Doner & Co. Grubb & Ellis Co. represented the sublessor in the transaction. CB Richard Ellis Inc. represented the sublessee.

DAUM Commercial Real Estate Services represented both the buyer and the seller in the sale of a 28,603-square-foot industrial building located at 2390 Railroad St. in Corona, CA. The total consideration of the sale was $2.43 million. DAUM's Orange County office represented both the buyer, Russell Wudi Family Trust, and the seller, 2390 Railroad St., in the transaction.

San Francisco

KCI USA Inc. has leased 18,246 square feet at 1451-1461 Doolittle Dr., Suite 1461, in San Leandro, CA. Colliers International, Oakland, represented the landlord, Rreef. The tenant was represented by Jones Lang LaSalle Inc.'s San Francisco office.

California Transplant Donor Network leased 15,682 square feet at 1850-1870 Fairway Dr. in San Leandro, CA. The Landlord was FJM Merced Associates. Colliers brokered both sides of the transaction.

Sacramento

Grubb & Ellis Co.'s Sacramento office recently completed the following lease transactions: Radiological Associates leased 10,838 square feet of retail space at 2901 K St. from GREIT–Sutter Square. Grubb & Ellis represented the lessor in the transaction; ROV Enterprises Inc. leased 13,782 square feet of industrial space at 5019 Roberts Ave., McClellan, from MP Holdings Inc. Grubb & Ellis represented the lessee in the transaction; the California Building Industry Association signed a lease extension for 10,636 square feet of office space at 1215 K St., from Tsakopoulos 523 Investors. Grubb & Ellis represented the lessee in the transaction; and Sweetener Products leased 10,000 square feet of industrial space at 1925 El Pinal Dr., Stockton, from Mazzera's Appliance Inc. Grubb & Ellis represented the lessee in the transaction.

Denver

Apartment Realty Advisors recently brokered the sale of a 78-unit, two-property portfolio located at 1377-1397 Laredo St. and 16415 E. 14th Pl. in Aurora, CO. JTA Properties, a private local buyer, purchased the property for a price just north of $2.12 million, representing a price per unit of $27,244 and a price per square foot of $52.15. The un-named seller was represented by ARA Denver-based principal, Terrance Hunt, and senior vice president, Shane Ozment.Buckley Place and Buckley Park Apartments are located just east of the new $5 billion, 578-acre Fitzsimons Redevelopment which, at build-out, will comprise 18 million square feet of office space that will house patient care, educational, bioscience research and development companies and will generate more than 45,000 jobs. "These properties had a vacancy of over 30% and were running a negative cash flow. The buyer was able to purchase the property just over the debt and assume the current loan and plans to stabilize the property and return it to profitability through rehab and hands-on management," says Hunt.
