Strategically located with direct access to Interstate 45 and Sam Houston Tollway, the district is only 30 minutes from the Port of Houston and a six-mile commute to Bush Intercontinental Airport. It is comprised of a 12-square-mile area that encompasses more than 18 million square feet of office, retail and industrial properties. Roughly 70,000 people work in the area.

David Cook, a senior director with Cushman & Wakefield of Texas Inc.'s local office, tells GlobeSt. that a number of industrial developers have created business parks in the Greenspoint District. Additionally, many national and international companies have moved their local logistics and distribution operations to the submarket.

Sysco Food Services of Houston Inc., for example, recently moved into a 585,000-square-foot distribution center in Pinto Business Park. The facility anchors the 1,000-acre development, which is owned by local real estate investor Pinto Realty Partners and marketed by Cushman & Wakefield.
