Pita Pal will relocate to its new space at 941 West 18th St. from an existing facility at 4025 Willowbend Blvd. "Pita Pal needed a larger facility – their business is growing dramatically," says Beau Kaleel of Cushman and Wakefield of Texas Inc.
Kaleel represented Pita Pal in the transaction, along with James Foreman and Cape Bell, also of Cushman & Wakefield. Mike Hill of Michael Hill Properties represented the local landlord, Kervin Jacob Family Ltd.
Kaleel tells GlobeSt. that Costco recently became one of Pita Pal's largest customers, compelling the expansion and relocation. "They required cooler space, and this was the former Jake's Fine Foods facility and had existing cooler space," he explains. "Pita Pal did consider other options, even a build-to-suit. However, in the end, this deal made the most sense from a time, price and operations perspective."
Initially the 90,000-square-foot building was not for lease, only for purchase. "We talked [the landlord] into a lease," Kaleel says, adding that the building features 40,000 square feet of cooler/freezer space.
The concrete tilt-wall building was built in the 1970s and expanded in the late 1990s. With the Pita Pal lease, it is 100 percent occupied. The other tenant is Fortune One Foods, an Asian foods distributor that is new to the Houston market, Kaleel says.
