Previously, CB Richard Ellis handled leasing and Holt Lunsford Co. handled management for Interwood Business Center, which is part of a deed restricted business park with immediate access to George Bush Intercontinental Airport.
Stream Realty had never worked with KTR Capital before this assignment, but has shared market information with the New York City-based private capital firm, according to Kyle Valentine, co-managing partner with Stream Realty's local office. Currently, Stream Realty has an 8 million-square-foot industrial portfolio under management across the Houston metro area.
"Everyone on our team is sincerely excited about this opportunity and confident that they can contribute to the success of it for KTR," Valentine tells GlobeSt.
KBR Capital acquired Interwood Business Center in 2006. Located on John F. Kennedy Boulevard, the project consists of two industrial buildings with existing build-outs able to cater to a wide range of office, lab and warehouse users.
"The project is currently 100% leased, but it will have some availability coming online later this year," Valentine says, adding that Stream Realty has not yet established asking rates for the property.
Building One, located at 14430 John F. Kennedy Blvd., is a 67,200-square-foot, rear-load building with space available for users from 6,200 to 56,000 square feet. Building Two, located at14469 Heathrow Forest Pkwy., is a 124,800-square-foot, cross-dock distribution facility with 27,180 square feet available in a front-load, dock-high configuration.
