MIAMI-Transwestern, owner of the 458,170-square foot Douglas Entrance office complex in Coral Gables, a Miami suburb, renewed four leases recently for a total of 32,349 square feet. The tenants are a variety of service providers, one of which has its Latin American Regional Headquarters at the property.

Douglas Entrance is located at the northeastern entrance to Coral Gables and is known for its elegant, Mediterranean architecture. The Puerto del Sol building in this five-building complex includes the original gateway to Coral Gables built in 1927 and is listed on the National Register of Historic Places. The complex features a grand ballroom, conference and event spaces and restaurants. In 2009, Douglas Entrance received LEED silver certification for existing buildings. The tenants at Douglas Entrance which renewed their leases are: Starcom Media/Vest Group, Inc., a brand communications and consumer contact organization, which signed a 12,884 square foot lease renewal for the company’s Latin American Regional Headquarters; AccentMarketing, a full-service Hispanic marketing and communications agency headquartered in Miami which signed a lease renewal for 12,620 square feet; Corporate Education Solutions, an online education provider which signed a lease renewal for 3,888 square feet and expansion of 1,413 square feet for a total of 5,301 square feet, and Enterprise Risk Management, which does information security and information systems’ audits for local, national and international businesses, which signed a lease renewal for 1,544 square feet. The Houston-based Transwestern, a commercial real estate and development firm and affiliate of Transwestern Investment Company, represented the landlord in the transactions. The company reports that the Coral Gables submarket, which has 5.6 million square feet of office space, has an average vacancy of 20%. The average asking rental rate for the area is $33 to $35 per square foot.
