SUGARLAND, TX-Phoenix of Texas LLC has signed a lease for 66,000 square feet at Sugarland Business Park, transitioning its short-term lease into a long-term lease.

The firm, which offers process-improvement and cost savings services for large construction projects, looks to align length of the their leases to the length of their contracts so as to not overexpose themselves on real estate leases, thereby keeping costs low, according to Beau Kaleel with Cushman & Wakefield of Texas Inc. He represented the tenant in the lease negotiations, while Jude Filippone of Transwestern represented the landlord, Cobalt Industrial REIT II.

“This can be challenging at times for Phoenix, but ultimately, when they are successful it optimizes their performance and strengthens their position in the market-place as a service-provider,” Kaleel tells GlobeSt.

Phoenix of Texas had been a tenant in the 118,500-square-foot building for more than a year. With the longer-term lease, the building is now 52% occupied, Kaleel says.

Located near the intersection of West Airport Boulevard and Dairy Ashford, the building is situated with Sugarland Business Park, a 315,831-square-foot, multi-building Class A industrial campus. It features 28’ clear heights, large truck aprons and access to major highway systems.

“We did look at the market place before settling into this location, however the space and geography worked well for Phoenix’s model,” Kaleel says. “We had an existing presence in the building, and we feel we secured a fair market deal.”

Kaleel says Phoenix of Texas liked the overall feel of the building, along with its location to current clients and projects. “It has access to Highway 59 and Beltway 8, as well as Highway 90 for direct access to the medical center – as they do focus and work with the healthcare industry,” he notes, adding that functionality, location, truck access and ultimately rate made them choose to stay in the building.
