FAIRFIELD, NJ-Denholtz Associates has secured a seven-year lease with TSG Enterprises to open a 15,390-square-foot Pure Hockey/ComLax retail center at Fairfield Business Center, located at 343 Rt. 46 here. Director of leasing Steven Geltzeiler represented Denholtz Associates and Thomas Reilly, executive vice president for Jones Lang LaSalle Americas, represented the tenant.
"Although the real estate market has been relatively stagnant, we have seen some recent leasing activity that suggests things are looking up," Geltzeiler tells GlobeSt.com.
Fairfield Business Center is an eight-building, 335,000-square-foot business campus located off Route 46 West. The complex is easily accessible by the Garden State Parkway; Interstates 80, 280 and 287; and the George Washington Bridge and Lincoln and Holland tunnels.
In a separate deal, Denholtz inked two lease agreements at its 108,000-square-foot 140 Ethel Rd. W. flex property, located in Piscataway, NJ. Wholesale supplier Sigma Impex, Inc. signed a 9,800-square-foot lease extension and electronic retailer Eshopic, Inc. signed an 11,200-square-foot lease expansion, bringing their total square footage in the building to 22,400 square feet.
Sigma will continue to use the space as its main headquarters in the US, while Eshopic--which has expanded its operations for the second time this year--will continue to use the space as its New Jersey headquarters. Bernard Zimmel of Zimmel Associates represented the tenant and the landlord in both transactions.
