FAIRFIELD, NJ-McBride Corporate Real Estate recently inked the sale of a 417,744-square-foot facility at 300 Fairfield Rd. here. Manufacturer Middle Atlantic Products Inc. plans to use the space as its corporate headquarters, manufacturing and distribution facility, McBride senior vice president John D'Amato tells GlobeSt.com.

In 2006, D'Amato, along with David Yao, the firm's vice president and financial analyst, negotiated a long-term lease between then-tenant Middle Atlantic and building owner CRG 300 LLC, which had purchased the former Curtis Wright manufacturing facility in 2005 before embarking on its redevelopment. "We had negotiated a purchase option for the building, which Middle Atlantic exercised recently," says D'Amato, who declined to disclose the sales price.

"It's a significant transaction for this submarket so we'd like to think that's a sign of things to come," D'Amato tells GlobeSt.com. "It speaks to the quality and location of the asset as well as Middle Atlantic's long-term projection as it relates to manufacturing and operating in the building."

The single-story building has a 28-foot clear ceiling height and 40 tailboard loading doors. Of the 417,000-plus square feet, 40,000 square feet is office space, while the balance is manufacturing and distribution space.
