Aaronson Rappaport Feinstein & Deutsch LLP is taking part of a block of 600 Third Ave. space being vacated by anchor tenant Court TV as Turner Broadcasting System relocates operations to Atlanta. The law firm has signed a 15-year lease for two full floors totaling 43,424 square feet at the L&L Holding Co. property. Mark Weiss and Robert Eisenberg of Newmark Knight Frank represented ARFD transaction while L&L’s David C. Berkey represented the owner. ARFD plans to move from 757 Third Ave. in January 2011.

A 5,803-square-foot retail condominium on the ground and basement levels of the 14-story Yves residential condo at 127-133 Seventh Ave. is being marketed by Eastern Consolidated with an asking price of $17.5 million. The retail condo is 100% leased to a bank and a real estate brokerage and advisory firm. Eastern is selling the condo on behalf of Magnum Real Estate Group.

Swig Equities has signed a new lease of 4,200 square feet with insurance agency Campbell Solberg Associates at 110 William St. CSA, which is taking the space for five years, was represented by Larry H. Haber of Colgate Real Estate Advisors, while Swig’s Todd E. Korren represented the landlord. Korren also arranged a renewal of 4,000-plus square feet of retail space for FedEx/Kinko’s at 110 William.

Business consulting firm McKinney Rogers has signed a new long-term lease on the eighth floor at Westbrook Partners’ 444 Madison Ave. for its global headquarters. The firm will be moving out of 2,000 square feet on the property’s 35th floor into turnkey space that the landlord is building out. Studley’s Greg Taubin, who represented the tenant along with colleague Jason Perla, says in a release that the deal “might be the fastest transaction I have ever closed,” with a six-week time frame from referral to closing. Paul Amrich, Patrice Hayden and Kerry Powers of CB Richard Ellis represented Westbrook.

Corporate space planning and interior design firm MKDA has designed 16,000 square feet of office space at 1095 Ave. of the Americas on behalf of Lukoil Pan-Americas. The 33rd floor office is the first New York location for the company, a New Jersey-based subsidiary of Lukoil International Trading & Supply.

Kalmon Dolgin Affiliates has arranged a 4,200 square-foot long-term lease for Special Applied Intelligence at Telebeam Plaza at 36-40 37th St. in Long Island City, Queens. The tech firm is relocating and expanding from 26-20 Jackson Ave. in Long Island City. Grant Dolgin and Dmitri Gourianov of KDA represented owner Telebeam Plaza Corp. in the deal, while Joe Eliasoph of S&Z Realty Corp. represented the tenant.

Long Island
Sonomed Inc.’s 11,000-square-foot regional corporate headquarters lease at 1979 Marcus Ave. in Lake Success, NY has been restructured and extended. Scott Berfas of Newmark Knight Frank’s Melville, NY office worked on Sonomed’s behalf, while Dan Ackerman represented the landlord, 1979 Marcus Avenue Associates, LLC in-house.

New Jersey
NAI James E. Hanson has been named the exclusive sales/leasing agent for a 40,500-square-foot freestanding freezer distribution facility at 405 Minnisink Rd. in Totowa, NJ. NAI Hanson senior vice president Andrew Somple and sales associate Russell Verducci are representing the owner, Sandringham Properties LLC, in this transaction. The building, which is available beginning in November, includes 17,000 square feet of freezer space, 6,000 square feet of office space and a 2,000-square-foot retail area.

The Princeton Charter School has opened a 17,000-square-foot campus center in Princeton, NJ that houses a sports complex as well as art and music classrooms. Designed by locally based architecture firm Farewell Mills Gatsch Architects, the building is targeting LEED certification and integrates principles of environmental sustainability. The firm focused on energy efficiency, the use of natural light and renewable resources, as well as indoor air quality.
