NEPTUNE, NJ-Kretowicz Commercial Real Estate has been awarded the exclusive leasing assignment for 3501 Rte. 66, a three-story, two-building office complex totaling 183,000 square feet on 50 acres here. Owned by New York City-based Armstrong Capital LLC and formerly home to the northeast operations headquarters for CNA Insurance, the property's 106,000-square-foot Main Building and 77,000-square-foot Wadelton Building are linked by a 9,000-square-foot connecting structure.
"The building is being offered for lease for multi-tenant occupancy, divisible to 10,000 square feet, as well as to single users," says Kim Kretowicz, president and founder of Kretowicz Commercial Real Estate. "The connecting tunnel offers layout flexibility for either a corporate single tenant or multi-tenant occupancy."
Situated midway between Exits 100 and 102 of the Garden State Parkway in Central New Jersey's Monmouth County, the property is less than an hour's drive from both New York City and Eastern Pennsylvania. The Main Building was completed in 1971 and the Wadelton Building was constructed in 1979. The site also contains surface parking for 702 cars.
The 3501 Route 66 property was originally slated for redevelopment as a retail site, "however, we saw its intrinsic value as offices and opted to retain that use for this property," Benjamin Ringel, president and CEO of Armstrong Capital, tells GlobeSt.com.
