FORT WORTH-Sabre Holdings has selected Jones Lang LaSalle as the exclusive leasing agent for its 560,000-square-foot, former headquarters building near DFW International Airport.
Jones Lang LaSalle Executive Vice President Frank Ricca, Vice President Ryan Matthews and Associate Will James are directing leasing efforts at the class B property. "This property is the largest block of continuous office space in the Metroplex," Ricca tells GlobeSt.
Located at 13951 Trinity Blvd., the five-story office building currently is occupied by HP, formerly EDS, according to Ricca. The company subleased the space from Sabre Holdings and the sublease expires within the year.
Southlake, TX-based Sabre Holdings, the parent company of Travelocity, Sabre Travel Network, Sabre Airline Solutions and Sabre Hospitality Solutions, chose four firms for the final selection process, Ricca says. "What sets us apart is our footprint in both Dallas and Fort Worth," he notes.
Moreover, Ricca was involved in courting Tarrant County Community College to occupy a portion of the Radio Shack campus. "I think Sabre looked at the Radio Shack project as an example of our ability to look outside the box for uses for their own building," he adds.
Ricca says the former Sabre campus, which was built in the 1980s as a corporate campus for American Airlines, was renovated about six years ago. Is fully furnished and offers a full-service cafeteria, baseball field, scenic walking trail and numerous conference rooms.
"The office design is 80% open floorplan," Ricca says. "The majority of the workstations would work for a new tenant." The facility also features card key access, 16 elevators and 1:5,000 parking ratio in a terraced parking lot.
Ricca notes that the facility could be subdivided to accommodate multiple tenants even though it has always been a single-occupant building. It is also readily convertible medical or educational uses. The asking lease rate for the building is $15 per square foot, full-service.
"We're going to be marketing to companies in the Metroplex and companies that may be looking to relocate to Metroplex," Ricca says, noting that the firm is working with the North Texas Council of Governments to attract corporate users. "This is an alternative for a company considering a relocation that would normally have chosen a build-to-suit."
Ricca says the leasing team will also be pursuing non-traditional users.
