New York City
Property & casualty insurer Home Insurance Co. has signed a 15-year lease for the entire 23,750-square-foot sixth floor at Broad Street Development’s 61 Broadway. The insurer is relocating from 59 Maiden Ln. The Broad Street leasing team of Daniel Blanco, David Israni and Ramona Huegel represented the ownership, while Cushman & Wakefield’s Andrew Peretz negotiated on behalf of Home Insurance. Asking rents at the 33-story, 750,000-square-foot property are in the low- to mid-$30s per square foot.
Tech firm Myriad Supply Co. has committed to 10 years and a full floor of 18,300 square feet at 22 W. 19th St. Elliot Warren of the Kaufman Organization represented the tenant in the transaction, while Steve Kaufman and Barbara Raskob of Kaufman represented the landlord. Although lease terms were undisclosed, asking rent at the 185,000-square-foot property was in the low $30s per square foot.
HSBC Bank recently renewed its lease of 13,146 square feet at Swig Equities’ 110 William St. The bank’s lease is for the entire ground floor and arcade level space, and HSBC is also redesigning its space within the property. The tenant was represented by William G. Melville and Douglas Zinn of the Lansco Corp. Swig Equities’ Todd E. Korren represented the building ownership.
Restaurateur Robert Shamliam has signed a long-term retail lease for 6,000 square feet on the ground floor at 33 Nassau Ave. in Brooklyn’s Greenpoint section. Grant Dolgin of Kalmon Dolgin Affiliates represented both the tenant, 63 Guernsey LLC, and the owner of the three-story property, Flour and Sugar LLC.
Colliers International has negotiated a 3,500-square foot restaurant lease at 920 Broadway. The 15-year lease is for Damien Scoditti’s second Manhattan location. Both the new tenant and building owner Broadway Associates LP were represented by Colliers.
Long Island
G.S. Wilcox & Co has arranged financing in the amount of $40,000,000 for Plainview Shopping Center, a 204,854-square-foot Shop Rite anchored shopping center in Plainview, NY. The 10-year loan arranged by Gretchen Wilcox closed with a fixed rate of 5.7% and a 30-year amortization. The loan was placed with a life insurance company relationship; a spokeswoman for G.S. Wilcox tells GlobeSt.com she cannot disclose the identity of the borrower.
Liberty Maritime Corp. has expanded its existing 10,283-square-foot lease by 6,788 square feet, bringing its total footprint to 17,071 square feet at 1979 Marcus Ave. in Lake Success, NY. Lincoln Equities Group’s Daniel S. Ackerman represented the owner, 1979 Marcus Avenue Associates, while Sutton & Edwards represented the tenant in this transaction.
Westchester County
Universal Remote Control, Inc has renewed its lease for eight years and added nearly 10,000 square feet at 500 Mamaroneck Ave. in Harrison, NY. The tenant now occupies a total of 22,072 square feet at 500 Mamaroneck. Jeffrey Newman and Kimberly Zaccagnino represented landlord Malkin Properties; Universal Remote represented itself
Fairfield County
Cornell University’s College of Veterinary Medicine has signed a 10-year, 20,000-square-foot lease with Building and Land Technology to establish Cornell University Veterinary Specialists, a satellite referral and 24-hour emergency care hospital at 880 Canal St. in Stamford, CT. The hospital is expected to open in early 2011. It will be part of BLT’s $3-billion Harbor Point mixed-use urban redevelopment project.
PMZ Realty Capital’s Hotel Finance Group has secured a buyer for an $8-million note secured by the 128-key Holiday Inn Express in Shelton CT. The note was purchased by New Castle Hotels & Resorts. The seller, an insurance company, was not disclosed.
Indeed.com has relocated its headquarters to 177 Broad St. in Stamford, CT, leasing 14,959 square feet on the sixth floor. The job postings search engine is moving from 470 West Ave., also in Stamford, into a 177 Broad space that is more than double the size. Margaret Carlson and Joseph Artusa of RFR Realty provided in-house representation for the property’s owner. Indeed was represented by Gregory V. Frisoli, Adam Klimek, and Torey Walsh of Cushman & Wakefield
New Jersey
NAI James E. Hanson has been named the exclusive sales agent for a 5,000-square-foot office property at 433 Essex St. in Hackensack, NJ. The company’s Dominic Fittizzi is marketing the property on behalf of the owner, Quest Title. “This property was originally on the market for lease. However, the owner is now looking for a buyer that will also occupy the building,” Fittizzi tells GlobeSt.com.
A private owner has retained Van Houten Parker to sell 10 Craig Rd., a 9,552-square-foot flex building located on 1.4 acres in Montvale, NJ. The oversized lot recently received final site plan approval that will add a second floor, expanding the facility to 17,000 square feet. The zoning allows for a variety of uses, including a bank, private school and laboratory as well as professional and medical office.
Philadelphia
Locally based Roddy Inc. recently represented French Palm, LLC as it shed its one-story, 15,150-square-foot industrial building, located on 1.22 acres at 1642 Woodhaven Dr. in Bensalem, PA, to Hagen Properties, LLC for $800,000.
