ROUND ROCK, TX-A subsidiary of Jabil Circuit Inc. has signed a 36-month lease extension for 64,771 square feet at Building D at Crystal Park II.

The company, which designs and manufacturers electronics, has been a tenant in the building since 2001, according to Greg Johnson of Transwestern Commercial in Austin. He and Luke Wheeler represented the building owner, KBS Real Estate Investment Trust. Holice Jeffries of Central States Realty in Memphis, TN, represented Jabil in lease negotiations.

Wheeler tells GlobeSt. that Jabil evaluated other buildings in the market, but decided to stay put at Crystal Park II. As part of the lease renewal, the company gave back 40,000 square feet of space. “We were able to accommodate their needs on the renewal, and since it’s very competitive in the Round Rock submarket, we consider it a win for the property,” he says.

Jabil occupies nearly 38% of the 169,301-square-foot building, which is located at 106 Old Settlers Blvd. near I-35. The company is the only tenant in the building. The class A industrial space features 24-foot clear-height ceilings, dock-high loading and 8,000-square-foot truck bays with 160-foot bay depths.

In addition to Building D, KBS also owns Building E at Crystal Park II for a total of 240,452 square feet. Other tenants at Crystal Park II include Xedia Technologies and Patterson Dental Supply.
