FARMERS BRANCH, TX-Eyemart Express Ltd. has signed a long-term lease for 67,128 square feet of office and industrial space, nearly doubling its current footprint.

The retail provider of value eyewear and optical services will relocate its corporate headquarters to the 96,491-square-foot flex industrial facility located at 13800 Senlac Dr. It will also use the space for warehousing, distribution and lab operations, according to Robert Allen, marketing and leasing director for First Industrial Realty Trust Inc.'s Dallas region.

Chicago-based First Industrial owns the Senlac facility, as well as the building in which Eyemart Express currently occupies 34,000 square feet. The company will move from its existing location at 2110 Hutton Dr. during the fourth quarter, Allen says.

“Eyemart Express’ business is growing, and it needed more space,” Allen tells GlobeSt. “The lease was coming up [for renewal], and the company looked around the market before signing with us.” Eyemart Express was represented by Mark Miller, president and principal of NAI Robert Lynn

Allen says Eyemart Express was looking for additional space, but also wanted to upgrade its image and occupy space that had a higher level of finish out than its existing space. Additionally, the company wanted more parking.

The company’s new building, which is situated in the Valwood submarket about half a mile away from its existing headquarters, has plenty of curb appeal, Allen notes. It also offers 40,000 square feet office space and ample parking (3:1,000 ratio).

Built in 1988, the Senlac building is 68% occupied. The space that Eyemart Express leased has been vacant for two months; it was previously occupied by Palm Beach Tan.

First Industrial owns roughly 1 million square feet of flex industrial space in the Valwood submarket, according to Allen. Across the Metroplex, the REIT owns and manages about 6.6 million square feet.
