HOUSTON-River Oaks Shopping Center, one of the city’s oldest and prominent retail properties, has added four new tenants to its lineup. The tenants – Urban Retreat, V’s Barbershop, Haut Chocolat Delicious Clothes and an American brasserie – will occupy a total of 15,683 square feet.

The 1930s-era property, located three miles north of downtown at West Gray Street and South Shepherd Drive, recently added two newly-constructed buildings that total more than 60,000 square feet. Two of the new tenants will be located in the new buildings, according to Brooke Harvey with Weingarten Realty Investors, which owns River Oaks Shopping Center. He handles the leasing for the 322,000-square-foot shopping center.

Urban Retreat, a luxury day spa and salon, is relocating to a 6,734-square-foot space above the new Barnes & Noble after 20 years in its current River Oaks location. It will still be able to offer valet parking to its customers. Mike Butte represented Urban Retreat in the lease negotiations.

V’s Barbershop, a Phoenix-based old-time barbershop concept, has leased 1,257 square feet next to Jamba Juice. V’s Barbershop, which offers traditional hot lather and straightedge shaves, along with head and neck massages, will open this summer. This is the company’s first store in Texas. Chris Ray of MAS Real Estate Services, Inc. represented V’s Barbershop.

Well-known Houston restaurateurs Charles Clark and Grant Cooper (Clark Cooper Concepts), co-founders of Catalan Food and Wine, Ibiza Food & Wine Bar and Ibiza Next Door, have leased 4,675 square feet next to Events and plan to open an American brasserie in mid-2011.

In August 2010, Haut Chocolat Delicious Clothes will open a 3,017 square foot showroom, featuring Linda Cunningham’s signature collection and ready-to-wear pieces from other well-known designers. Cunningham represented herself in the transaction.

With the new tenants, River Oaks Shopping Center is 97% occupied. “People like the fact that we have more than 70 tenants,” Harvey tells GlobeSt. “They like the density, the wealth and the income of the surrounding neighborhood.”

Harvey concludes: “Upscale tenants are becoming more active – they’re looking at deals again. They are more active today than they were this time last year.”
