A joint venture formed by affiliates of Westport Capital Partners LLC and New World Realty Advisors, LLC has closed on the $12.1-million purchase of the Hampshire Country Club at 1107 Cove Rd. in Mamaroneck, NY. The buyers are planning to reopen the 116-acre facility, which filed for Chapter 11 bankruptcy about six months ago. William Cuddy and Budd Wiesenberg of CB Richard Ellis’ Westchester office represented the country club’s board of directors in the sale.
New York City
Television icon Bill Moyers is moving his production company and the foundation he heads into a pre-built 6,327-square-foot space on the seventh floor at W&H Properties’ 250 W. 57th St. Public Affairs Television Inc. and the Schumann Center for Media & Democracy, both currently housed at 450 W. 33rd St., are expected to move into the new space next month. James DeLuca of Cushman & Wakefield represented the Moyers organizations; his colleagues Barry Zeller and George Fabian represented the building ownership.
In its first permanent space in New York City, e-discovery firm Excelerate Discovery has signed a 4,220-square-foot sublease from Mainichi USA at 420 Lexington Ave., the Graybar Building owned by SL Green Realty Corp. The term is three-and-a-half years. Atlanta-based Excelerate has already relocated from temporary space at 750 Third Ave. CresaPartners’ Bob Stella and Justin Halpern represented Excelerate; CBRE’s Paul Walker negotiated for SL Green.
CBRE’s Long Island office is marketing a pair of multifamily apartment complexes in Queens: 1301-1315 Augustina Ave. and 1300-1316 Central Ave. in Far Rockaway, and 109-09-33 202nd St., 202-06-20 109th Ave. and 109-36 203rd St. in Hollis. Together they comprise 40 townhouse buildings with a total of 80 duplex rental units. The CBRE Long Island team of David Zelinski and Larry Weiss will work closely with colleagues Elli Klapper and David Gross from the firm’s Long Island City office, as well as Dan Kaplan, Ned Midgley and Tim Sheehan from the Manhattan headquarters. The portfolio is being marketed as a whole or as individual properties.
Winick Realty Group has leased the final retail space at the Moinian Group’s Marc, a luxury rental apartment complex at 900 Eighth Ave. Duet Karaoke Bar plans to move into the 6,000-square-foot space, comprising 500 square feet on the ground level and 5,500 square feet on the lower level, by year’s end. Winick’s Darrell Rubens and Annie Shinn represented Moinian; independent broker Fuminori Yokoyama represented Duet Karaoke Bar, which has two other Manhattan locations.
Staffing firm Park Hudson International has signed a 10-year, 5,600-square-foot lease at 212 W. 35th St. The Kaufman Organization’s Barbra Raskob represented both tenant and landlord in the transaction. Asking rents at the 90,000-square-foot property, which is managed by Kaufman Management Co., LLC, are in the high $20s per square foot.
New Jersey
Paramus-based Goldstein Group recently brokered several new restaurant leases throughout New Jersey. The firm’s president, Chuck Lanyard, tells GlobeSt.com, “Our team has been rather successful lately in leasing space to restaurant users. People need to eat and we have seen new concepts come to the market whether franchise-based or corporately-owned and operated.” New tenants include Musclemaker Grill, which leased a 1,600-square-foot space at Troy Hills Shopping Center in Parsippany.
