TAMPA-Pride Mobility Products Corp., a provider of motorized wheel chairs and scooters, based in Exeter, Pennsylvania, signed a five-year lease renewal for 72,000-square feet at the Center Point Business Park in Tampa.
The park, which has 400,000 square feet of flex, office and industrial distribution warehouse space, is located in East Tampa on North US Highway 301, two miles south of Interstate-4. The 55-acre park is owned by MetLife Real Estate Investments and is 87% leased.
The 162,400-square-foot building where Pride Mobility is located is an industrial, dock-high building with a few thousand square feet of office space. It is 100% leased. Out of the seven buildings at the park, only two are dock high.
The Center Point Business Park was developed in the mid-1980s. Rental rates at the park range from $3 to $4 per square foot triple net. The common area maintenance costs run about $2 per square foot, says, Jeff Lamm, director of leasing at Taylor & Mathis of Florida, LLC who is based in Tampa. He represented the landlord in the lease transaction, while Trace Elrod, vice president at Jackson Cooksey, a Dallas-based brokerage firm, represented the tenant.
Center Point Business Park is the recipient of the 2009 Office Building of the Year Award in the industrial park category awarded by the southern region of BOMA.
