DEVENS, MA-New England Sheets is taking the entirety of 36 Saratoga Blvd. here in a long-term lease for warehouse and distribution space. The class A, 162,000-square-foot warehouse/distribution center in the Devens Industrial Park, will be fit upwith a 1,600-foot rail spur, a 300-foot platform with canopy and two dock doors, as per the new tenant's request.
The property offers 100,000-square-feet of future expansion space, as well as the current features: 20,000-square-feet of office, 42-foot by 50-foot bay spacing, 12 loading doors, two drive in doors, 32 cross dock loading doors and 33-foot clear ceiling heights in the warehouse portion.
New England Sheets is an independent box manufacturers consortium, which pools resources and is managed by Schwarz Partners, LP. Schwarz also manages Freedom Corrugated of Halzeton, PA; Independence Corrugated of Oak Cree, WI; Northern Sheets of Sacramento, CA; Pennacle Corrugated of Landis, NC and SPP Miami Sheets of Hialeah, FL. Schwarz is headquartered in Indianapolis.
CB Richard Ellis which helped broker the deal did not respond to GlobeSt.com inquiries by deadline. J.G Petrucci which repped the property did not reveal the price per square foot, but said it had not set an asking bid, since it was negotiable based on the potential to get the rail piece for the property. Cushman & Wakefield notes that comparable space for Q1 2010 is leasing for industrial space in the west markets are in the low-$5s.
