HOUSTON-Global law firm Sutherland Asbill & Brennan, LLP has relocated its global headquarters to First City Tower. The firm signed a long-term lease for 41,410 square feet at the 49-story skyscraper at 1001 Fannin St. in downtown.
Sutherland Asbill is expanding from the 35,000 square feet it occupied in 909 Fannin St. just a block away, according to Chip Colvill of Colvill Office Properties. He and Michael Anderson represented the landlord, FC Tower Property Partners, LP, an affiliate of JMB Realty of Chicago, in lease negotiations. Kevin Snodgrass of Cushman & Wakefield, Houston represented Sutherland.
Colvill tells GlobeSt.com the deal took six months to negotiate. As part of the lease, the law firm took space on the 37th and 38th floors of the 1.3-million-square-foot tower.
With the Sutherland lease, First City Tower is 92% leased. The law firm now ranks as the building’s fifth largest tenant. Other major tenants include: Waste Management, Vinson & Elkins, EnerVest Management Partners, Liskow & Lewis, Black Stone Minerals Company, RBC Wealth Management, Raymond James & Associates, Morris Architects, Whitney Bank and the Houston Bar Association.
Developed in 1981, First City Tower received a $15-million renovation in 2005. It was the first office building in Texas to achieve LEED-EB (Leadership in Energy and Environmental Design-Existing Buildings) Gold certification from the US Green Building Council.
The property includes the 1,348-car First City Tower parking garage and a retail concourse on the downtown tunnel system. It is managed by CB Richard Ellis.
