DALLAS-Colliers International is relocating its local office to 17Seventeen McKinney, a 361,524-square-foot class A tower situated on the corner of McKinney Avenue and North Akard Street.

The global real estate services firm is moving from 4311 Oak Lawn Ave. Colliers’ new office will be located on 17Seventeen McKinney’s ninth floor.

The 19-story office building is the commercial half of Park Seventeen, one of the largest mixed-use projects in the Metroplex. In addition to 17Seventeen McKinney, the project features a residential tower with luxury apartments. Developed by Granite Properties and Gables Residential, the two towers total 750,000 square feet including 15,000 square feet of ground-floor retail.

“Colliers’ decision to move Downtown is yet another example of the continuing momentum we are experiencing this year,” says John F. Crawford, president & CEO of Downtown Dallas Inc. “Tenants are citing access to the talent that resides within Downtown, the amenities provided by an urban environment, and access to mass transit as key factors in their decisions to move.”

Park Seventeen provides immediate access to Uptown/Turtle Creek, the Dallas North Tollway, Woodall Rodgers Freeway and the Central Business District. It is also within walking distance of numerous restaurants, hotels and the Arts District.

Three DART Rail stations are located within a 10-minute walk of Park Seventeen. The historic McKinney Trolley Streetcar stops one block away and travels in front of 40 restaurants and 14 residential properties.

“We are excited to be between the Arts District, Woodall Rodgers Park, Museum of Nature & Science, as well as Victory Park,” says Hunter Blanks with Colliers. He and Charlie Morris represented the firm in lease negotiations. Jim Kirchhoff and Robert Jimenez represented Granite in the transaction.

“Granite will provide an office environment Colliers employees and service professionals will be proud to call home,” Blanks says.

17Seventeen McKinney was the first office building in Dallas to be pre-certified at a Gold LEED level by the U. S. Green Building Council. Colliers is pursuing the Gold LEED certification for their suite on the 9th floor.
