WEST ORANGE, NJ-Two long-term leases totaling 23,500 square feet have been signed at 475 Prospect Ave., says Prism Capital Partners, owners of the 38,000-square-foot, three-story asset. Omni Eyecare and Reproductive Medical Associates of New Jersey join current tenant Essex Specialized Surgical Institute at the site, a former single-tenant headquarters building that has been repositioned for multi-tenant healthcare use. CB Richard Ellis' William Hassan and Charles Laginestra repped the owne.

Omni Eyecare's 19,000-square-foot occupancy includes a four-unit Operating Room Ambulatory Surgery Center built to hospital-level standards and open for other doctors to utilize. RMA, occupying 4,500 square feet, is a fertility group that is currently expanding with additional locations in the state.

The property is equidistant to two major medical centers and had previously been the headquarters of a pharmaceutical manufacturer. "Prism understood correctly that the medical sector would hold steady in this economy," says Hassan. "It is the one industry that seems to be resistant to the economic cycles."

As part of the transition, 475 Prospect's interior was substantially renovated, including a complete lobby makeover and installation of a medical compliant elevator. All building systems were upgraded to provide adequate power and water for any type of medical use.
