SAN DIEGO-Bernardo Terrace, a 110,000-square-foot class A office building on 27 acres in Rancho Bernardo, has sold to Palomar Community College District for $38.3 million. Located at 11111 Rancho Bernardo Rd., Bernardo Terrace offers the potential for up to 330,000 square feet of office space on site.

Steve Rosetta, Mike Macie, Alex Perry and Darren Morgan of Cushman & Wakefield Inc. represented the buyer. The seller, Nmsbpcsldhb, was represented by Jay Alexander and Lynn LaChapelle of Jones Lang LaSalle.

The campus, a design of BPA Architecture Planning Interiors, was completed by Los Gatos, CA-based Granum Partners in 2008. It was designed with sustainable features in mind including energy efficiency and water conservation. The four-story building with 15-foot floor-to-floor heights provides state-of-the-art technology such as broadband and fiber optics, according to a prepared statement. The construction manager for the project was A.O. Reed. According to Granum Partners’ owner, Greg Eger at the time, it was built to serve mid- to- large size corporate users “not only in terms of size, but in terms of quality of the work environment, sustainability features and technology,”

Palomar Community College is a public, two-year community college which enrolls 30,000 full- and part-time students. Its main campus is located in San Marcos, CA. Palomar College did not answer further GlobeSt.com queries by deadline.
