ANDOVER, MA-UBS is selling two properties here, 600 & 800 Federal St. to Leggat McCall Properties and Fidelity Real Estate Group. The office/R&D buildings will sell for a combined $8.9 million. A Fidelity-managed institutional investment fund partnered with Legga McCall for the buy.

The properties are currently seeking tenants, as 600 Federal sits at 65% occupancy, while 155,000-square-foot 800 Federal is completely vacant. The deal was brokered by Cushman & Wakefield's capital markets group, including Robert Griffin, Jr. David Pergola, Christopher Grinn and Brian Doherty. The 115,000-square-foot 600 Federal is tenanted by CGI Technologyies, Broadcom Corp. and Alliance Imaging. The buildings are respectively two- and three-stories.

The properties comprise part of the master-planned, 700,000-square-foot office park Woodland Park. Pergola notes, "As the suburban Boston leasing markets attempt to find their sea-legs, Leggat McCall properties is clearly making thoughtful wagers on good buildings."
