SCOTTSDALE, AZ-Jones Lang LaSalle’s Phoenix office has been awarded the leasing assignment for Galleria Corporate Centre, a 442,132-square-foot office building owned by JEMB Scottsdale LLC.
The JLL lease team includes: Managing Directors Don Mudd and John Bonnell, along with Vice Presidents Jason Moore and Brett Abramson, and Vice President and Call Center Specialist Sam Weatherby.
This is the first assignment that JLL is handling for JEMB Scottsdale, a New York City-based investor that has owned Galleria Corporate Centre for about 10 years. Previously, CBRE was responsible for leasing the multi-story building, which is located at 4343 Scottsdale Rd. in the heart of downtown Scottsdale. The brokerage firm had the assignment for several years.
For the past seven years, Galleria Corporate Centre has benefited from an occupancy rate of 90% or higher. However, the property has some significant lease rollover over the next 12 months including an 86,978-square-foot, state-of-the-art call center located on the building’s concourse level. Currently, the space is located by one tenant,
Mudd tells GlobeSt.com that the call center space is the biggest challenge for the new leasing team. “The rollover with the call center is a significant issue, that’s why we are combining call center specialist out of Dallas with our local agency leasing,” he says, adding that the owner hired JLL to tap into the firm’s call center expertise, in addition to creating new momentum for the building. “Leasing the call center is a regional, national and international pursuit.”
Bonnell says that Galleria Corporate Center offers call center space unlike siloed buildings in rural areas. “This building is sitting right in the middle of an amenity-rich environment in Scottsdale with retail all around it,” he notes. “That’s extraordinary when you are trying to attract labor.”
In addition to the call center space, Galleria Corporate Center has vacancies with office suites ranging from 1,861 square feet to 12,799 square feet and one retail space of 20,037 square feet. The quoted rental rate for the building ranges from the low- to mid-$20s, full-service.
