HOUSTON-The General Services Administration has signed two long-term leases totaling 34,510 square feet at 15109 Heathrow Forest Pkwy.
The two leases are for the Minerals Management Service and the Department of Homeland Security. Both agencies are relocating from offices nearby.
The Minerals Management Service will occupy 22,469 square feet, while the Department of Homeland Security will fill 12,041 square feet. The agencies will move into their new space early next year, if not earlier, according to Paul Wittorf of Transwestern's local office.
Wittorf represented 15109 Heathrow Forest Pkwy.'s owner and developer, Denver-based Urban Group LLC in both lease negotiations. The Minerals Management Service was represented by Brian Weiss and Don Foster of Jones Lang LaSalle, and the Department of Homeland Security was represented by Efrem Colmenero of Studley Inc.
Completed in March 2009, 15109 Heathrow Forest Pkwy. is a 62,000-square-foot, class A office property. The two-story building is located in Interwood Business Park, a 440-acre mixed-use development near George Bush Intercontinental Airport.
The development is surrounded by a natural habitat of pine trees and has architectural covenants in place that help to maintain the design integrity. It houses several large corporate users and features two new hotels within walking distance.
With the two GSA leases, the building is about 56% occupied. Wittorf tells GlobeSt. that 28,000 square feet is still available in the building, along with building signage. Additionally, Urban Group offers turnkey tenant build-outs. The quoted asking rate for the property is $15.50 per square foot, triple net.
