Seattle Public Utilities Operations Control Center (SPU OCC) achieved the city of Seattle’s first LEED for Commercial Interiors Gold certified project. “Sustainable design is critical to preserving Seattle as a thriving, healthy and livable city,” said Mayor Mike McGinn. “Seattle continues to lead by example with green buildings that minimize CO2 emissions, reduce water consumption and provide healthy work environments.” The SPU OCC LEED Certification of Gold has been established by the US Green Building Council and verified by the Green Building Certification Institute. Thirty-three points were earned based on a number of green design and construction features that positively impact SPU’s operations and the broader community. Sandra Mallory, City Green Building Program Manager, praised SPU for exceeding the City of Seattle’s Sustainable Building Policy LEED Silver certification threshold. “SPU is leading by example and showcasing, for both public and private projects, that greater levels of energy, water and waste savings are readily achievable.”

Portland

Behringer Harvard acquired Tupelo Alley, an urban infill, mixed-use community providing 188 apartment homes and approximately 10,000 square feet of retail space. Tupelo Alley is located in the trendy Mississippi Avenue District on the eastside of Portland. “We’re pleased to acquire this high-quality, newly constructed community in a vibrant live/work/play urban neighborhood,” says Mark T. Alfieri, COO of Behringer Harvard Multifamily REIT I Inc. “With its transit-oriented, centralized location and its commitment to sustainability, Tupelo Alley is a popular choice for young professionals. We believe it offers attractive upside potential.”

San Francisco

BCCI has started construction on the Clorox Headquarters Plaza waterproofing and renovation project. The 37,500-square-foot plaza will turn a worn walkway into a Downtown Oakland destination with generous seating and landscaping to accommodate Clorox employees and workers from nearby offices. Work on the multi-faceted project began in early June which turned a waterproofing project into an opportunity to create an aesthetically pleasing outdoor space. The design team created an inviting green landscape approach in the hardscape of the city. “BCCI collaborated with Clorox, the City of Oakland and adjacent businesses to create an extremely detailed phasing plan that makes allowances for pedestrians to flow through the area,” says Don Tiefenbrunn, vice president of Preconstruction for BCCI. “We will also work during off hours and evenings as much as possible to minimize construction impact on the area.” The adjacent Clorox office complex recently achieved certification and while this project cannot be submitted for separate LEED certification, it is being built to stringent sustainable design specifications. Waterproofing of the plaza decking system is the primary objective of renovating the site; additionally, lighting controls will prevent the plaza's light fixtures from contributing to night sky pollution; permeable paving areas will be incorporated to better control watershed on site; and more planting materials and landscaping features will be added to the site. The planters will be filled with drought-tolerant indigenous plants to conserve water and promote native landscaping.

All American Containers LLC has relocated to San Leandro, CA, from a smaller facility in Hayward, CA. The company has leased a 33,777-square-foot portion of a larger 64,000-square-foot warehouse/distribution space located at 1525 Alvarado St. The new facility will serve as All American Containers’ regional warehouse and distribution facility for Northern California. Colliers International represented the owner, San Leandro Industrial Properties Inc., in the transaction. The Sutherland Co. represented the tenant.

San Diego

Voit Real Estate Services has concluded two significant lease transactions within a 57,553-square-foot R&D building within the master planned Collins Business Park in Kearny Mesa. These transactions have taken a previously vacant project to 100% leased status in the last 60 days. The property, located at 3912 Calle Fortunada in San Diego, CA, was represented by Randy LaChance and Glen Volk of Voit Real Estate Services’ San Diego office on behalf of the landlord, Calle Fortunada Investment Group LLC. in both transactions.

Irvine, CA-based CIP Real Estate, and CB Richard Ellis have revealed that 12 leases totaling almost $2.8 million in lease transactions on 40,176 square feet have been signed over a two-month period at two buildings in central San Diego. Located at 6020 Cornerstone Court W.and Alta Sorrento, 9444 Waples St., in the Sorrento Mesa submarket, the two office buildings total 131,516 square feet. Four leases totaling 7,374 square feet were signed at 6020 Cornerstone Court. Financial services firm DLK Investments leased 1,233 square feet, biotechnology company Allylix renewed its lease of 1,612 square feet, advertising consultant firm Motive Interactive renewed its lease of 3,044 square feet and international packaging firm Pacific Millennium renewed its lease of 1,485 square feet. Eight leases totaling 32,802 square feet have been signed at Alta Sorrento. Employment staffing firm Qualstaff Inc. leased 3,660 square feet and Proven Consulting Staffing & Solutions expanded to a 3,364-square-foot lease. NuEar, a hearing aid manufacturer and distributor, leased 4,752 square feet. Bicycle drivetrain developer Fallbrook Technologies added 2,568 square feet to its lease. Soterra Wireless expanded into 5,229 square feet and Marbrook Corporation leased 3,217 square feet. Frontline Direct expanded into 8,477 square feet and Topia renewed its lease of 1,535 square feet. Scott Kincaid, Ryan Egli and Tyler Gossett of CB Richard Ellis were awarded the leasing assignment in November 2009 for the two buildings on behalf of the owner, a joint venture of CIP Real Estate and Guggenheim Real Estate.

Hacienda Professional Center, a 25,310-square-foot office and medical building at 465 La Tortuga Dr. in Vista, CA, has sold for $4.8 million. The property was built in 2008 and was purchased by Vista Community Clinic to expand their current services. The seller, Marker Co. Inc., was represented by Cassidy Turley BRE Commercial. Vista Community Clinic was represented by Coldwell Banker Commercial.
