ENFIELD, CT-Danish toy maker, LEGO, is expanding by 80,000-square-feet in its manufacturing space at Enfield Business Park. Currently LEGO occupies 300,000 square feet of office, manufacturing and R/D at the park across three separate buildings. Although Enfield did not disclose the terms of LEGO's lease, the average asking rate for the property is roughly $5 per square foot.

The new LEGO space should begin work in over the next month and LEGO anticipates moving in around March 2011. The space is meant to be an open, loft-style workspace for direc-to-consumer retail operations, finance, consumer services, facilities management, IT and human resources.The property is in anticipation of a slightly expanded workforce for LEGO.

For 35 years, LEGO has been located at Enfield, however it recently down-sized its operation there, moving much of its distribution facilities overseas or to Mexico, although Enfield is still considered LEGO's North American headquarters. The 115-acre, five-building campus boasts a 445,597-square-foot distribution center and 587,736-square-foot manufacturing center, which were formerly occupied by LEGO.

The distribution facility has 48-foot ceiling heights, 56 dock doors with hydrolic levers, seals and locks, while the manufacturing facility has 24-foot ceiling heights with 31 dock doors. Other tenants at the park include Mass Mutual, Hallmark Cards and Eppendorf Manufacturing.
