RENO, NV-McShane Construction Co. has completed phase one of the 306,200-square-foot tenant improvement assignment at the Eagle Valley Industrial Center here. A large internet retailer has leased the 566,875-square-foot building to accommodate its continued growth in sales.

The internet retailer has planned its tenant improvement program and occupancy schedule in multiple phases to seamlessly integrate the new facility into existing operations, according to a prepared statement. The first phase of the 306,200-square-foot tenant improvement assignment included the construction of approximately 7,400 square feet of office space in addition to the completion of dock packages and a high efficiency, motion operated lighting system. A sophisticated high bay racking system, selected by the tenant, will utilize a robotic storage and retrieval system to enhance its distribution efficiencies.

McShane Construction tells GlobeSt.com that it cannot reveal the client’s identity at this time. It also cannot disclose lease terms.

The Eagle Valley building features a 32-foot clear height, 148 truck docks and four drive-in doors. The site also incorporates generous vehicle and trailer parking areas. Eagle Valley Industrial Center is a two-building, 1.1-million-square-foot industrial business center in the heart of the Tahoe-Reno Industrial Center under the development alliance formed by McShane Development Co. and MetLife Real Estate Investments.

As Globest.com previously reported, the tenant, which recently leased the entire 566,875-square building, will initially occupy the 284, 360 square feet of Building I at Eagle Valley and will subsequently absorb the remaining space through committed expansion.

The park is situated just seven miles east of the Reno-Sparks area on I-80, offering access to major markets that include 51 million people within one day’s drive, according to a prepared release. The park also features foreign trade zone access, fiber optic telecom service, redundant power, ESFR sprinklers and ample trailer parking.

“McShane Construction has extensive experience completing industrial tenant suites for a variety of manufacturing, distribution and warehouse firms throughout the country including the popular West Coast markets and the State of Nevada,” says Edward Pitula, Western regional director of McShane Construction.

McShane Construction tells GlobeSt.com that the next phase will be to occupy the remainder of the building.
